Home Buyer Inspection Services
Certified Property Inspections, Inc provides prompt, competitively priced, quality property inspections services for home buyers throughout all area of Chicago and all of the suburbs of the Illinois Counties of Cook, DuPage, Will, Kane, DeKalb, Lake, McHenry & Winnebago. All reports are objective, detailed, well written and include child safety reviews. A complete summary of noted deficiencies, their priorities to address and the cost to remedy.
Detailed Reports Home Buyers can choose between our On-site Report which is issued at the end of the inspection or our Computer Generated Report which will be emailed to you and your designated parties the evening or morning following your inspections. Two copies of your report printed in color will be sent to you the following day.
Our On-Site Report consists of 31 pages in a preprinted check list format with plenty of space allocated for hand written comments and summary by your inspector. The report is in duplicate so you will have one for yourself and one for your attorney.
Our Computer Generated Report is written in a narrative style in easy to understand language and includes digital images to aid in the documentation of deficiencies. The report is emailed to you and anyone you stipulate (attorney, agent, lender, etc) followed by two printed copies sent via Priority Mail.
Your inspection report will include your inspector's observations, comments, maintenance suggestions, budget prices for repair, replacement or remodeling along with general information and tips relating to home ownership. All reports include a deficiency summary page complete with priorities, budget figures and a safety review of the property for your family.
A private verbal consultation is available at the end of the inspection to discuss any areas that may not have been appropriate to discuss with others present.
Scheduling Your Inspection Inspections are normally scheduled during daylight hours Monday through Saturdays. Sundays are scheduled on a very limited basis. Please allow approximately 3 hours for your inspection. A little longer if the home is older, has a lot of deferred maintenance or this is your first house. We do not overbook our inspectors (2 inspections per day, usually one in the morning and one in the afternoon) so the inspector can comfortable stay with you until all of your questions are answered. You will also receive your inspector's cell phone number so you can contact him/her with any questions that may arise after the inspection.

Finally many of the positive aspects of the property will be pointed out hopefully confirming your decision to make an offer on the property was the correct one.
